The real estate market is a competitive one—numerous properties are listed every day, each home with their own unique features. This is why you should try and make your property stand out to attract as many buyers as possible. To help you, here are some pointers:

Make sure that your home is at its best condition.

This is the main thing you should remember: first impressions can make or break a sale. Buyers will remember your home with the way they see it the first time. Make sure that they only have good, lasting impressions of your home—you don’t want them to refer to your home as the “dirty white house” or don’t remember it at all, right? Here are things you can do:

  • Assess your whole home and see if there are repairs needed to be done, especially the roof, gutters, and other important fixtures.

  • Clean the windows from the inside and out.

  • Add a fresh coat of paint in the walls and fences.

  • Clean your home from top to bottom—make sure it’s free from dust and mould.

  • Remove any clutter and depersonalise your spaces.

  • Wash the steps and porch.

  • Clean the pool, if you have one.

Staging is important.

When you’ve made sure that your home is in good condition, the next thing to do is make it look stylish. You can hire a professional stager to help you design your home—but if you have a tight budget, here are some tips:

  • Rearrange furniture or remove some if you have too many to make rooms more spacious.

  • Add uncommon or aesthetically-pleasing elements such as art or sculptures to add a focal point to a certain area.

  • Decorate with consideration of the current season—use colour palettes that will reflect the season and evoke emotion from buyers.

  • Add rugs, cushions, or pillows that have bright colours or patterns to give life to the rooms.

  • Add lush, green plants in every room—aside from bringing freshness, it also says that you’re taking care of your home very well.

  • Add mirrors for a larger and brighter look. This can visually expand any space. The reflection of light in the mirrors will add luminosity and dimension to the space.

Invest in stunning photos and videos.

Remember, potential buyers scroll through hundreds of listings giving you a very small window to make them stop and look at your listing. Capture their attention with professionally-done photos and videos that they can connect to and make them want to see your house for themselves.

Remind buyers that they’re also looking for the right lifestyle for them…

...and they’ll find it in your property. Make sure to emphasise every establishment or amenity around your home’s area that can appeal to prospective buyers such as parks, cafes, bars, schools, gardens, and the like. Say that aside from having a beautiful home, buying your property will enable them to live the lifestyle they want.

Welcome buyers with a warm home.

If your open house falls on winter time or your home doesn’t get enough sunlight, turn on the heater a few minutes to an hour before viewers arrive. This will make sure that your home has a welcoming and homely atmosphere, making it more appealing to buyers. You can also light scented candles or diffuse some essential oils for a more pleasant atmosphere.

Build rapport.

Even though buyers will ultimately decide based on a home’s price and features, offering them a cup of tea or coffee or a handshake won’t hurt. Building rapport with buyers will make you stand out from the other vendors. This will make you and your property more memorable and give you plus points.
