The 10 Steps to Selling Your Family Home

Selling your property is a big decision, and you want to make sure you're fully prepared. This short article is a summary of the process, to show you what needs to be and give direction when it comes to this transition.

 

1. Organise Your Finances

Knowing your number is critical. Not only for personal reasons, but it allows you to create a budget, goals and a roadmap for your journey.

 

2. Prepare the Property

Shortly you'll be getting buyers into your home, and you need to make sure that your property stands out from the pack. Declutter, tidy up the garden, fix anything that's broken and get ready. 

 

3. Find an Agent

Now it's time to find a real estate agent. You want to find someone who knows the area well, has buyer connections and most importantly, strong negotiation skills. An agent can make or break your sale, so find someone experienced. 

 

4. Choose a Sale Method

Are you going to sell via an auction or private treaty? This will depend heavily on your property, the area and your personal situation, and your agent will be able to help you with this.

 

5. Set the Price

This part is very important. Price too high and it can site on the market without interest, and price too low you might sell too quickly and always wonder if you sold it too cheap. Your agent will help you do the research on local sales, the state of your property and what it should be priced at, comparative to surrounding homes.

 

6. Create a Vendor's Statement

Now you need to create a Vendor's Statement for your home. This tells buyers the key things they need to know before buying, and are written by a conveyancer.  This let's prospects know about any mortgages, covenants or details they need to be aware of like zoning, drainage, power lines etc.

 

7. Marketing.

Once your property is ready to go, it's time to start marketing it. This is HUGELY important. Due to the large amount of competition, standing out here is critical and you want to work with an agent who knows how to do this properly. You need to know your target audience and then get professional photography, video, copywriting and a social media strategy.

 

8. Go live!

Time to launch your campaign! 

 

9. Sell!

If you've set everything up correctly, you'll have buyers and offers coming in your way. This is where it's crunch time for your agent, and they will negotiate the best price with the best buyer. Once an offer is formally submitted it will go under contract.

 

10. Settle

This is the final piece of the puzzle, where the new buy pays the contract price and officially takes ownership. Time for a bottle of champagne and a breath of fresh air!
